Minutes from 12-19-2013

Meeting was held on 12-19 at 102 Staffwood Dr. Present were Jim V, Jim and Linda L, Nancy, Phil S and George

Discussed the following topics:

Adding a curb on the south side of the out lane at the entrance
Trees and redesign of the front island
Management team possibly taking over for HOA
Succession for next year's officers
Amending of by-laws
Yearly meeting set for 1-23-14, tentatively, at Dutch Fork Middle School, in the band room
Jim will make a flyer for the yearly meeting (completed)
Cars parked in front of Ridgecreek at the beginning and end of the school days
Offer from one of the Lake Owners to join the Board

BLOCKTOBERFEST WAS OCTOBER 26, 2013.

The day was beautiful, and many of you and our neighbors came out for good food, good music and a pumpkin contest for the ages!

Blocktoberfest 2013

BLOCKTOBERFEST WILL BE OCTOBER 26, 2013. (Saturday)

1 PM at the empty lot across from the lake.

True Blue returns with live music!
Pizza
Drinks (soft drinks)
Covered dishes welcome
Costume Contest
Carved Pumpkin Contest (carve at home, please)
Raffle (must be present to win!)
RCSD Fingerprinting for kids and helicopter fly-by.

Minutes from HOA Meeting 9-10-13

Present were Jim V, Wally, Nancy, George, Jim L, Phil, Shirley, Larry, Susan, Bill and CT.
Meeting held at 502 Staffwood

Topics discussed: Little Free Library, a service where a Free Library stand will be in the front yard of 505 Staffwood. Anyone can come and donate books or swap books at any given time. The board approved this.

Architectural Committee discussed a request for a fence, which was submitted properly through the Architectural Committee forms.
Yard of the Month was discussed.
A recent drive through inspection revealed 39 violations, including cars parked on grass, garbage cans left out, a ladder on a roof and a car parked in a backyard, which are all against the By-Laws and Covenants.

A letter will be sent to those still in violation.

The Treasurer reported that at least 16 houses were still in arrears for dues. Those still owing the Association for 2012 will have liens placed against their properties.

5 houses have been sold recently, as the real estate market picks back up, and making it more important that we keep our neighborhood looking great.

New members for the Board and Committees was discussed. Note that Board Members have had their dues waived for this year.

Blocktoberfest was a an item of discussion. The Lindners, next to the empty lot across from the lake, have again agreed to allow us to supply power for Blocktoberfest.

Pizza and soft drinks will be provided by the HOA. Tents will be up and signs as well. True Blue is back, and so is the pumpkin carving contest, and costume contests for kids and adults.

Monique Martin, Independent Director with Thirty-One Gifts, will be set up to help with your holiday shopping needs!

The Bounce House returns again for the kids. Yes, for the kids.

We are looking into having RCSD do fingerprinting, and we will try to get a helicopter flyover as well.

Also, discussions were made about replacing the trees in front with Palmetto trees. Prices are being looked at.

Jim V discussed speaking to Nate Ballentine to get the torn up road in front of Ridgecreek repaired. (Note-this has since been done.)

Topics discussed: Outsourcing the HOA function to an outside management company. Bids will be requested.

May 18, 2013 is the Annual Ridgecreek Neighborhood Yard Sale! As always this event will be advertised. The times advertised will be 8 AM to 1 PM. Look for a flier in the weeks to come!

Minutes from HOA Meeting 4-10-13

Meeting was at 420 Staffwood, 7 PM.

Present were Jim V, Wally, Phil S, Nancy, Bryan and George

The following topics were discussed:

1. Pilot Incentive Program to waive dues for officers/committee chairs.
In an effort to incent interest in the officer position and committee chairs, it was moved and seconded, and unanimously approved, that officers and committee chairs have their yearly HOA fees waived.
2. Landscape contract bids are being taken.
New flowers will be planted in the front, and we are looking for quotes for cleaning, repainting, and touching up the front fence.
Improvements to the Ridgecreek signs, possibly including raising the height of the sign, were also discussed.
3. Annual Yard Sale will be May 18, 2013 from 8am to 1pm. We will advertise on Craigslist Thursday, Friday, Saturday and in The State Friday and Saturday, the week of the sale. A flier will be created and distributed for the week before, to alert all residents. His House will be contacted so residents can donate items that do not sell after the sale, but the same day.

5. Facebook. Note that Ridgecreek Hoa is the Official Facebook site for The Ridgecreek Homeowners' Association.
6. 118 Wicklow has multiple violations of the Covenants and By-Laws. Lawn equipment has been left out, broken exercise equipment and other violations have been noted. A letter will have been sent by this writing.
7. Discussed possibly outsourcing the HOA to an outside management agency.

ANNUAL HOMEOWNER'S MEETING!!

Thank you to Eileen King. 2-22-13

All of you have seen Eileen King as she is guardian of the crossing onto Koon Road, which helps keep our children safe during the morning and afternoon school commutes for our walking children.

Last year there was an accident at the entrance to Palmerston North.

Eileen was alarmed by the high rate of speed exhibited by drivers.

She contacted the Principals of DFMS and DFHS, Richland County's Transportation Department, and Sheriff Lott.

Based on her recommendations, that area is now a 35 MPH zone. The crosswalk on Koon Road will be repainted soon.

Thank you Eileen, for taking an interest in our neighborhood, and making thing safer for our children!

The annual meeting was February 21st, 2013 in the Strings Room at Dutch Fork Middle School from 7pm to 9pm.
